Why staging is a room job, not a furniture job
Buyers do not picture furniture in an empty room
An empty room photographs as smaller and colder than it is, and an occupied one shows someone else’s life. In the 60 days to Oct 5, 42 paying Visualizee accounts furnished empty rooms and 44 removed furniture or clutter from room photos, mostly agents, developers and stagers working from the photographer’s own shots.
Because the render starts from the listing photo, the room stays the room: the walls, windows, radiator and floor are what the buyer will walk into. Only the furniture is invented, sized to the space, and a second or third style is one more prompt on the same photo. Most listing portals and MLSs ask for virtually staged photos to be labelled as such; check your local rules and keep the empty photo in the listing too.
